Government-backed rent. Markets where the numbers still work. While institutional capital chases multifamily in gateway cities, Section 8 turnkey properties in the right secondary markets continue to produce real, durable cash flow — year after year.

The Housing Choice Voucher program is one of the most misunderstood investment structures in residential real estate. The perception — difficult tenants, endless maintenance, charity work — keeps most investors away entirely. That perception is the opportunity.

Voucher-based tenants are program-screened. The majority of rent is paid directly by housing authorities on a fixed schedule. The markets with the highest Section 8 concentration are often where price-to-rent ratios still make investment viable today.
